Which Part of Port St. Lucie Fits You?

Western master-planned communities. Tradition, Riverland, Southern Grove and PGA Village Verano, west of I-95, are where most new construction is happening. Expect HOA amenities like clubhouses, pools and trails, many 55+ neighborhoods, and community development district (CDD) fees on some properties. Ask about both before you fall in love with a floor plan.

St. Lucie West. An established area near I-95 with golf communities, Clover Park and easy access to shopping and medical centers.

Older neighborhoods east of I-95. Much of the original city was built from the 1970s to the 2000s on large grids of single-family lots. These areas often have no HOA, lower prices and bigger yards, but check roof age, plumbing and AC, and whether the home is on city water and sewer or a well and septic system.

River and canal homes. Homes along the North Fork of the St. Lucie River and its canals can offer boat access to the ocean. Bridges, water depth and seawall condition matter a lot. See waterfront vs. ocean-access homes.

Questions Port St. Lucie Buyers Ask

What will insurance cost? It depends heavily on the home's age, roof, wind-mitigation features and flood zone. Get quotes during your inspection period, not after. See flood zones and insurance in Port St. Lucie.

New construction or resale? New homes come with builder warranties and modern codes, but often higher HOA or CDD fees and less room to negotiate. Having your own agent with a builder costs you nothing extra in most cases. Register Wayne with the builder on your first visit.

Are there bank-owned or foreclosure homes? A few at any time, and they move quickly. See how bank-owned purchases work or ask Wayne to watch for new ones.

Which schools serve the home? Port St. Lucie is in St. Lucie Public Schools. Assignment depends on the exact address, so check the district's school locator for any home you're considering.
