Here's a quick look at where the Stuart and Port St. Lucie markets stand heading into the winter season, based on MLS listings as of late October 2026, and what it means if you're thinking about buying or selling.

Stuart: plenty of choice, especially in condos

  • Single-family homes: about 300 listed for sale, and about 155 sold in the last three months. At that pace, it would take roughly six months to sell everything on the market.
  • Condos: about 315 listed and about 90 sold in the last three months, which works out to roughly ten months of supply. Buyers have more room to negotiate on condos than on houses right now.

Condo buyers should look closely at each building's finances and inspections before making an offer. Our guide to buying a condo in Stuart covers what to check.

Port St. Lucie: big inventory, steady sales

  • Single-family homes: about 2,150 listed and roughly 1,100 sold in the last three months, or a little under six months of supply.
  • New construction: about 520 of those homes are in the 34987 ZIP code around Tradition, Verano and Riverland, where builders are still active.

Port St. Lucie remains one of the fastest-growing large cities in the country, which keeps buyers coming. But with this much inventory and builder incentives nearby, resale homes need to be priced and presented well. See Port St. Lucie homes for sale.

What it means for you

If you're buying: you have more selection and more negotiating room than a few years ago, particularly with condos and homes that have been on the market a while. Get insurance quotes early. Roof age, wind mitigation and flood zone can change your monthly cost a lot. See flood zones and insurance.

If you're selling: pricing right from day one matters more than it did. Homes priced in line with recent sales still sell; overpriced ones sit. Start with a property-specific value review, not just an online estimate. See what's my Stuart home worth?
